FelCor Partners with INNCOM to Improve Energy Efficiencies

Niantic, CT - FelCor Lodging Trust, a hotel real estate trust (REIT) with a diversified portfolio of full-service hotels managed by brand owners such as Hilton, InterContinental Hotels and Starwood Hotels & Resorts, enjoys a reputation for acquiring properties, then redeveloping and repositioning them in such a way as to substantially increase their value. One way FelCor achieves its goals is by monitoring and controlling utility expenditures at its hotels. FelCor Energy Consultant Brent Burton systematically reviews and evaluates utility expenditures at 145 hotels across the country. In addition to ensuring commodity contracts are as favorable as possible, he has developed a comparison matrix to identify properties that are most likely to benefit from energy management systems.
"We evaluate factors such as utility rates, electric and, sometimes, natural-gas usage per available room, ROI, occupancy, weather, long-term asset and guest satisfaction," Burton said. "We use this data to develop a priority list and then work with INNCOM to determine what properties offer the best overall potential for savings and enhanced performance."
Of the 145 properties owned by FelCor, more than half of those equipped with energy management systems use EMS products designed, developed and manufactured by INNCOM, the global leader in integrated guestroom control systems.
"We've worked with INNCOM for several years and both their energy management systems and support staff are user-friendly and easy to work with," said Jack Eslick, FelCor Senior Vice President of Asset Management. "We now have 14 hotels installed with INNCOM energy management systems, with three more in the pipeline."
Eslick added that in addition to INNCOM systems' track record for high quality and cost effectiveness, the company offers the kind of support services that differentiate INNCOM from other EMS vendors.
"Utility rebates are a significant factor in determining the overall return for our properties and INNCOM helps us identify these opportunities," Burton said.
In addition to cost savings, FelCor implements guestroom EMS projects at an increasing number of hotels to enhance guest satisfaction.
The INNCOM digital thermostat optimizes control for these mechanical systems and is very easy for the guest to use. And with INNCOMs complete line of wired and wireless systems, FelCor is able to obtain a cost effective installation even in the most difficult construction renovations.
